What’s your process for identifying the right property?

We start with a real conversation about priorities, trade-offs, and what actually matters long term. Then I build a focused search we can refine together in real time.

I’m not just filtering by beds and baths. I’m looking at layout, resale strength, neighborhood nuance, days on market, pricing strategy, and how a property is likely to hold up under inspection and appraisal.

We also layer in Compass Private Exclusives and off-market opportunities most buyers never see.

You won’t get flooded. You’ll get clarity.


What’s happening in the L.A. market right now?

We’ve seen a noticeable shift over the past year. More inventory has come online, homes are taking longer to sell, and buyers have regained leverage in many situations.

That said, it feels more like a reset than a downturn. The frenzied pace has cooled, but serious buyers and sellers are still moving forward.

As always in Los Angeles, the specific home and the neighborhood make a huge difference. Well-priced properties in strong areas still generate activity. Overpriced homes tend to sit.

It’s less about urgency now, and more about strategy.

Do you have access to off-market homes?

Yes. Through Compass Private Exclusives we have access to homes that aren’t publicly listed on the MLS and won’t show up on sites like Zillow or Redfin.

Some sellers prefer to market their home quietly before going fully live. In certain situations, that can mean earlier access and less competition.

That said, off-market doesn’t automatically mean a better deal. The real advantage is timing, visibility, and having a strategy around how and when to move.

It’s simply one more layer of access in a competitive L.A. market.



How does commission work?

We’re paid when a transaction closes. In most cases, commission is paid from the seller’s side and shared between brokerages.

On listings, we typically target around 3 percent. For buyer representation, the compensation structure is agreed to in advance and is commonly around 2.5 percent. All commissions are negotiable and discussed clearly up front.

Recent industry changes now require a written Buyer Representation Agreement before touring homes or submitting offers. This simply formalizes that I represent you and outlines how compensation works, so there are no surprises.

Everything is transparent from day one.
